Summary
Wayleaves and new build address records can block or delay broadband even when fibre appears nearby. Check orderability at the exact address before assuming a service will be ready.
Definition
A wayleave is a legal permission that allows a network operator to install, maintain or repair equipment on private land or in a building, such as a block of flats. New builds and multi dwelling buildings can also face delays because the address may not yet be validated in provider systems, the fibre route may not be complete, the landlord or freeholder may need to sign access documents, or outside works may still be required. Before ordering, check the exact address with the network and ISP, ask whether wayleave or landlord permission is outstanding, and avoid relying on street level availability until the service is actually orderable.
