Transport Assessments and Transport Statements explain how a development is expected to affect movement, access, road safety, parking, public transport, walking, cycling, servicing and local traffic. They are most relevant to buyers where a nearby development is large, changes the use of a site, adds many homes, creates deliveries or puts pressure on junctions and parking.


A Transport Statement is usually used for smaller developments with more limited transport impacts. A Transport Assessment is more detailed and is used where the transport effects are likely to be more significant. Buyers should look for trip generation, peak hour flows, junction modelling, parking strategy, servicing arrangements, construction traffic and proposed mitigation. The practical question is whether the residual transport impacts after mitigation are likely to be acceptable.

A Transport Assessment or Transport Statement is a planning document that sets out the expected transport impacts of a development and the measures proposed to manage or mitigate them. The level of detail depends on the scale, location and likely transport effects of the proposal.
