Planning application type matters because it controls what the local planning authority is being asked to decide. A full application asks for permission for a complete proposal. An outline application tests the principle of development, with some details left for later reserved matters. Reserved matters then deal with details such as appearance, access, landscaping, layout and scale where they were not approved at outline stage.


Householder applications usually cover works to an existing home, such as extensions or alterations. Prior approval is a narrower process used for some permitted development rights, where the authority can only consider specified impacts. A lawful development certificate does not grant planning permission in the ordinary way. It confirms whether an existing or proposed use or operation is lawful for planning purposes.
