Summary

HM Land Registry Price Paid Data is the main official address level sold price source for England and Wales. It is powerful evidence for buyers, but it has exclusions, lag and incomplete recent months.

Definition

HM Land Registry Price Paid Data records residential property sales in England and Wales that are sold for value and lodged for registration. It includes fields such as sale price, date of transfer, postcode, property type, new build flag and tenure. The date of transfer is the completion date shown on the deed lodged for registration. The dataset excludes transactions not lodged with HM Land Registry, sales not for value, certain transfers such as gifts or discounted Right to Buy sales, and leases of seven years or less. It is updated monthly, but very recent months are incomplete because registration takes time.
